• We specialize in sales/purchase of Community Land Trust homes, with split title (between land and improvements).  We are experts at navigating the complexities of ‘creating’ a CLT leased-fee/leasehold, through the multiple realms of the transactions (title and title insurance needs, lender requirements and approvals, and helping buyers through the process).

•  Sales of BMR homes (Below Market Rate) with buyer/occupant restrictions and Affordability Covenants.

• Sales/purchase of apartment buildings where the tenants are under threat of eviction or being priced out, particularly where an active tenant group desires to collaborate in the acquisition process with an eye to future conversation to ownership.

• Sale to groups of tenants seeking to buy their buildings as a co-op, condo-conversion, tenancy-in-common, and other models of collective ownership/control.

Commissions earned by Northern California Land Trust Community Realty support NCLT’s mission of providing permanently affordable homeownership opportunities for people who would otherwise be priced out of the East Bay’s real estate market.

NCLT’s Community Realty listings include BOTH open market properties AND homes which are below market rate and subject to income qualification requirements.
